We are offering this victorian home and 20 acres as a 'No Reserve" auction. Property taxes are less than $400.00 per year. Due to irresponsible and fraudulent bidders, we do reserve the right to shut the auction down early, and will, upon acceptance of a legitimate offer. We will accept offers on either the entire property (home and 20 acres), or the house and approx. 4 acres more or less. The house and 4 acres M/L would not include the 2 lakes, as they are situated more towards the rear (north half) of the property. 4 acres would include all the outbuildings, garden area and fruit trees, and some open grassland/pasture. This majestic 19th century victorian brick home sits on a picturesque 20 acres of scenic rolling hills in the beautiful north central region of Missouri, better known as the 'Green Hills' area of the state. The land is mostly open rolling grassland with some woodland, all fenced for livestock with 2 large lakes stocked with Bass, Channel Cat, Crappie and Bluegill! A nice property with highway frontage next to town, but a country feeling all around. The homesite is beautifully shaded with mature trees and includes a large garden area. There a couple large blackberry patches, a plum tree, a peach tree, several pecan and walnut trees and a gooseberry patch. Outbuildings include a large wooden barn with a lean-to, a livestock building and older small utility buildings. It is hooked to city water and city sewer. This is a very unique property with the potential to be made back into the showplace it once was. This would make a great property for livestock or small animals or just a weekend retreat.
The property sits on the northeast edge of the small town of New Cambria, Missouri and on the north side of blacktop Route 149. New Cambria has a population of approx 200. They have a public kindergarten thru 12 school, livestock sale barn, post office, gas station, several churches, a funeral home and an ag retail business. Very friendly, Mayberry type setting. Wonderful neighbors with well kept properties all around this property. New Cambria also sits on the north side of US Highway 36, a nice four lane highway that runs east and west across north Missouri from St. Joesph to Hannibal.
The 2 story home has 5 rooms upstairs, 3 of which serve as bedrooms and the other 2 rooms could serve as small bedrooms or huge walk-in closets. The full bath is downstairs along with a large living room, a dining room/kitchen table room adjacent to the kitchen, a front room that could serve as a big office/den or family room, another downstairs room that could be used as a bedroom or also serve as an office/sitting room, and a big backporch just off the kitchen where the clothes washer and dryer were previously located. Three rooms upstairs have hardwood floors and two rooms have carpet. The LP heating unit and central air cooling unit are both less than 5 years old. The hot water heater was installed new in the fall of 2007. The downstairs hardwood floors were all refinished in Jan/Feb of 2008. All of the rooms upstairs and downstairs received new paint at that time, also. There is a full, unfinished basement with a concrete floor under the home. The furnace and hot water heater are located in the basement. The kitchen has a refrigerator, stove and overhead range and are in working condition. The double sink is stainless steel. There is a dishwasher, but it appears the pump may not be working properly. Home does not have a clothes washer or clothes dryer included. Three of the downstairs rooms have ceiling fans.
We had a bricklayer do extensive repair to a couple areas on the exterior brick walls of the home in Februrary. The discolored areas, such as the large area on the front of the home that you can see in the featured picture, is where he installed new brick and you can see some discoloration where he filled in some areas with new concrete. This is a true brick home with two layers of brick for the exterior walls. There are still a couple areas on the exterior where there is some bulging in the brickwork. We had him inspect those areas and it is his opinion that these areas are structurally sound. He said eventually, several years down the road, that those areas may need to be repaired. He is willing to share his opinion about the exterior condition of the home. There are some areas of the soffet that could use attention. We had an estimate for $3,250.00 that was for all the soffet to be replaced. That did not include new guttering and we have not had an estimate for guttering. It does need, and the bricklayer recommends it also, a new exterior painting, of which we do not have an estimate. The kitchen has been re-wired with new wiring a few years back and there was a new fuse box installed in the basement at that time also. The asphalt shingled roof is just a couple years old. I want to clarify that the home is move-in-ready and any of the exterior work could be completed while occupying the home.
